Senoia Contractor Charged with Felony Theft by Deception After Failing to Build Garage

SENOIA, GA – Nathan Gividen of Senoia, alleged owner and operator of Southern Oaks Construction, has been charged with Felony Theft by Deception following an investigation by the Senoia Police Department.

In April 2024, a homeowner in Senoia reported that Gividen claimed to be a licensed contractor and accepted a $17,100 deposit to build a detached garage. The garage was never built, and the funds were not returned.

An investigation revealed that Gividen’s contractor license expired in 2012, his Peachtree City business license was revoked in 2018, and Southern Oaks Construction LLC was dissolved in 2016. Gividen did not possess the credentials required to obtain a building permit in Senoia.

He turned himself in to authorities on July 31, 2025, and has since been released on bond.
