City of Roswell Acquires New Public Safety Headquarters

The City of Roswell has finalized the purchase of the Roswell Summit Office Buildings to serve as its new Public Safety Headquarters. The acquisition, approved unanimously by the City Council on July 29, 2024, will house both the Police Department and Fire Department.

The property, located at 1080 Holcomb Bridge Road, was selected from among nine potential sites for its central location and suitability for the needs of Roswell’s public safety agencies. The City will purchase the property for $8 million plus $600,000 in closing costs, a significant reduction from the initial asking price of $19.5 million and below its appraised value of $12.5 million. Under the contract, the City will buy Building 100 and receive Building 200 as a donation. Building 200 will be leased back to the seller, Sugar Oak Management, for four years at $1 per year.

“Public safety is a vital priority in Roswell, especially as our City grows. In 2022, Roswell voters overwhelmingly supported a bond referendum that included a new Public Safety Headquarters. Since that time, we have been working to identify the most ideal location for a centrally located headquarters, and we’re excited to take a major step in delivering on that promise with the purchase of this site,” said Mayor Kurt Wilson.

The Summit site includes two office buildings on an 8.7-acre parcel, offering 127,000 square feet of space. It is centrally located and is expected to improve emergency response times and support future growth. The purchase eliminates the uncertainty and high costs associated with new construction, which was estimated at $54 million, excluding land costs.

The City’s consultant, Jacobs Engineering, used a weighted, criteria-based approach to assess nine potential sites. The Summit site scored the highest due to its physical characteristics, traffic and mobility, utilities, and operational factors.

The City is developing a logistics plan to facilitate moving Police Department personnel from their offices on Hill Street and the Fire Department from their offices on Hembree Road into Summit Building 100.
